We guarantee a great tenant

Navigating the extreme rental market in Denver requires a lot of patience and careful planning. Fraud can affect both landlords and prospective tenants, making it essential to have a reliable service to mitigate these risks.

Our dedicated service staff meets every prospective tenant at the property for showings. Additionally, we thoroughly screen each applicant with credit, background, eviction, and employment verifications. We adhere to fair housing guidelines and your specific legal requirements for tenants, such as permissible pets and non-smoking policies.

Once we identify a suitable candidate, we will review the applicants with you for final approval. We guarantee tenants for a one-year term and will handle re-renting if the tenant breaks the lease. While we recommend year-long leases, they are not mandatory.

For an additional fee, we can provide an updated legal lease agreement between you and your tenant.

Our fees are based on the scope of work required. Showings, background checks, and utility conversions are included in the price, which is 50% of the first full month’s rent (minimum $500, maximum $1800).
